- Được đổi nhà đang thuê với bên thuê khác, nếu được bên A đồng ý bằng văn bản;
- Được cho thuê lại nhà đang thuê, nếu được bên A đồng ý bằng văn bản;
- Được tiếp tục thuê theo các điều kiện đã thỏa thuận với bên A trong trường hợp thay đổi chủ sở hữu nhà;
- Được ưu tiên ký hợp đồng thuê, nếu đã hết hạn thuê mà vẫn dùng để cho thuê;
- Đơn phương đình chỉ hợp đồng thuê nhà nhưng phải báo cho bên A biết trước 01 tháng và yêu cầu bồi thường thiệt hại nếu bên A có một trong những hành vi sau đây:
+ Không sửa chữa nhà khi chất lượng nhà giảm sút nghiêm trọng.
+ Quyền sử dụng nhà ở bị hạn chế do lợi ích của người thứ ba (nếu có)
- Được thay đổi cấu trúc ngôi nhà nếu được bên A đồng ý bằng văn bản
