ABBANK. , ,
h. Đồng ý cho ABBANK cải tạo, sửa chữa, gắn mói tài sản và các trang thiết bị nội thất phục vụ cho hoạt động đặc trưng của Ngân hàng.
i. Đồng ý cho ABBANK đứng tên thuê bao đồng hồ điện, nước, điện thoại và các thiết bị khác khi ABBANK yêu cầu.
j. Ưu tiên cho ABBANK tiếp tục thuê nhà sau khi hết hạn hợp đồng này nếu Bên A vẫn dùng nhà để cho thuê.
k. Sửa chữa và bảo trì kịp thời các hư hỏng liên quan đến cấu trúc xây dựng của phần diện tích căn nhà như: sụt lún, dột, thấm. Khi phát hiện các hư hỏng trong các phần được liệt kê ở trên, ABBANK. có trách nhiệm thông báo cho bên A biết để bên A phải tiến hành sửa chữa để bảo đàm hoạt động của ABBANK. Nếu quá thời hạn 07 (bẩy) ngày kể từ ngày ABBANK yêu cầu mà Bên A không thực hiện bảo dưõng, sửa chữa thì ABBANK có quyền thuê bên thú ba thực hiện phần việc này, Bên A có nghĩa vụ thanh toán toàn bộ các chi phát sinh cho bên thử ba trong thời hạn 05 (năm) ngày kể từ ngày nhận được yêu cầu thanh toán cùa ABBANK.
I. Bên A không được đơn phương chấm dứt hợp đồng/ kết thúc họp đồng trước thời hạn. Trường họp Bên A yêu cầu kết thúc hợp đồng trước thời hạn thì phải thông báo bằng văn bản ít nhất là 06 (Sáu) tháng và phải được ABBANK chấp thuận.

n. Xuất hóa đơn VAT cho ABBANK làm cơ sở thanh toán,

;u 7: QUYÈN VÀ NGHĨA vụ BÊN ABBANK
1. Quyền của ABBANK:
a. Nhận mặt bằng do Bên A bàn giao và các vật dụng kèm theo. Sử dụng và bảo quản các vật dụng, máy móc và căn nhà theo hiện trạng lúc thuê có trừ hao mòn hợp lý. Nếu có hư hỏng (do lỗi của ABBANK gây ra) ABBANK có trách nhiệm sửa chữa ỉại.

f. Được di chuyển các vật dụng, trang thiết bị, tài sàn thuộc quyền sỏ' hữu của ABBANK ra khỏi địa điểm thuê cùa bên A khi kết thúc Họp đồng này.

I. Nghĩa vụ của ABBANK
I. Trả tiền nlìà theo đúng thời hạn quy định.

e. Trà tiền điện, nước, điện thoại, internet,vệ sinh,... và các chi phí khác phục vụ hoạt động kinh doanh của ABBANK trong suốt thời gian thuê nhà;
f. Bồi thường thiệt hại cho Bên A, đối vói những hư hỏng nghiêm trọng do lỗi của ABBANK gây ra trong quá trình thuê nhà. Nếu nhà bị hư hỏng, hoả hoạn không do lỗi cùa ABBANK gây ra thì ABBANK không chịu trách nhiệm bồi thường.
g. Trường hợp ABBANK muốn kết thúc hợp đồng truớc thời hạn thì phải thông báo bằng văn bản ít nhất là 06 (Sáu) tháng phải được Bên A chấp thuận. Trả lại nhà và các vật dụng/trang thiết bị cho bên A theo quy định tại Điều 5 Hợp dồng này khi kết thúc Hợp đồng thuê nhà.
h. Thực hiện đúng và đầy đủ nhũng điều khoản giao kết trong hợp đồng này.
