Quy hoạch làng cổ chậm, việc xin phép xây dựng vấp phải rào cản là Luật Di sản và Luật Xây dựng, đất giãn dân chưa có dẫn tới việc khi nhu cầu sinh hoạt của người dân ngày càng cao, họ buộc phải vi phạm để cơi nới nhà ở. Khi được nghe thuyết trình về đồ án quy hoạch, mặc dù còn một vài kiến nghị để quy hoạch phù hợp với tình hình địa phương nhưng đa phần cán bộ và người dân làng cổ Đường Lâm đã đồng thuận với quy hoạch chung.
